Fuller Long have secured planning permission for a brand new residential development in Guildford, Surrey.
The site is located on the western side of Ridgemount within the urban area of Guildford and is controlled by Guildford Borough Council. The 0.15 hectare site currently comprises a single dwelling house, offices, warehouse storage and a maintenance depot used by a very well known local coach and bus company.
The existing premises have been occupied by Safeguard Coaches since 1924, however, the surrounding area has changed considerably over time, now being surrounded by residential development characterised by two storey family homes. Despite its long history, the operation of a busy bus and coach depot used a single vehicular entrance and has proven unsustainable and in 2018, Safeguard Coaches moved to a new location within Guildford. Leaving the application site rented on a short term lease agreement whilst we sort planning permission.
The granted development comprises 19 luxury units ranging from 1 to 3 bedroom apartments along with associated car parking and landscaping. Our team of planning consultants, lead by Clare Preece, managed the entire planning process including the project management of the creation and submission of the planning application, community engagement negotiation of affordable units and details of the S106 agreement. Our team used multiple specialist consultants for additional supportive reports including Design and Access Statement, Daylight Report, Ecological Assessment, Sustainability and Energy Statement, Transport Statement and Drainage Strategy & SUDS Appraisal to produce a detailed planning statement describing why permission should be supported.
