Fuller Long have secured Listed Building Consent for basement works and the creation of a front lightwell for a Grade II Listed Building, located within the Canonbury Conservation area in Islington.
Our Client wanted to improve the internal layout of the basement of this Grade II Listed property in order to create a habitable space by excavating the existing cellar to create more height as well creating a new front lightwell.
The property, constructed around 1830, retained a wealth of original features, including original fireplaces, windows, skirtings and architraves. As such, the proposed works were carefully designed to avoid the need for underpinning of the building’s original walls and for the design of the basement to reflect that of the upper floors of the building.
We worked with our client to provide a Heritage Statement, demonstrating that the creation of habitable space within the basement and the dropping of the basement floor level would have no harmful impact upon the integrity or spatial quality of the listed building. The works therefore satisfied the objectives of Policy 7.8 of the London Plan, Policy DM2.3 of the Islington Development Plan 2013 and paragraphs 128, 131 and 132 of the NPPF.
The Council’s delegated report agreed with our contention that the works would not cause harm to the historic plan form of the listed building, its hierarchy of spaces, visual aspects or the setting of the heritage asset and concluded that the application would not adversely affect the special architectural or historic interest of the listed building.
In providing a detailed and well informed Heritage Statement, Fuller Long were able to demonstrate that the works to the building would only work to enhance its existing features, and in doing so were able to grant our client full listed building consent and planning permission for the forthcoming works.
